The buying process, step by step

We shortlist to your budget and use, verify the title chain, encumbrance certificate and — for a RERA project — the promoter's RERA registration, sanctioned plans and possession, then move to a written agreement to sell. Stamp duty and the registration fee are paid on the higher of your consideration or the notified collector (circle) rate, the deed is registered at the Haryana / Punjab / Chandigarh Sub-Registrar, and we close by getting the mutation (intkaal) recorded in your name.

Costs to budget beyond the price

Beyond the headline price, budget for stamp duty and registration (charged on the higher of consideration or collector rate — Haryana gives women registrants a concession), legal and due-diligence fees, GST where applicable on under-construction property, and the applicable seller withholding, confirmed for the payment or credit date; TDS is deducted from the seller’s payment and is not an additional stamp-duty charge. Rates and concessions change — we confirm the current notified figure before you commit and never invent a rupee amount.

Buying as an NRI — remotely

NRIs and OCIs buy across India without flying in: a registered or apostilled Power of Attorney lets a trusted representative sign, funds move through NRE/NRO or inward remittance, and we handle TDS, lower withholding (current Form 128 application, where relevant), and the documentation end to end. From a broad search to a defensible shortlist

Start with the life the property must support

Write down who will use the property, the journeys they make each week and what would make the home difficult to live in. A larger floor plan can lose its appeal if daily access, parking, lift reliability or maintenance arrangements do not fit the household. Separate essential requirements from preferences before comparing projects.

Compare the same things on every visit

Use one visit sheet for usable space, daylight, ventilation, approach roads, parking, common areas and visible condition. Ask which features belong to the offered unit and which appear only in a sample apartment or illustration. Record what was observed separately from what the seller said, then request the supporting document for any point that affects the decision.

Keep the purchase calendar visible

Put finance, document review, proposed payments, registration and handover on one timeline. Identify who is responsible for each dependency. Before paying a token, ask for written terms covering the property, recipient, purpose, adjustment against the price and what happens if a material issue remains unresolved. Have the proposed terms reviewed for the particular transaction.

Make the shortlist useful

Keep a small set of alternatives with a reason for choosing each and a reason for rejecting it. The project directory helps discovery; the workspace lets you compare candidates and plan costs. Neither replaces inspection or transaction-specific document review.
