Bring the finance plan into the property decision
Build a budget that can absorb the whole purchase
Separate the purchase price, transaction expenses, initial repairs or fit-out, moving costs and a reserve for unexpected needs. Decide what must remain available after the purchase. Use the cost worksheet to organise estimates, then replace assumptions with written figures from the relevant provider.
Distinguish eligibility from a committed loan
An indicative conversation or online estimate is useful for planning, but ask the lender what remains subject to income verification, property assessment and sanction conditions. Keep the proposed purchase timeline aligned with those dependencies rather than treating an estimate as money already available.
Compare written offers on matching assumptions
Compare the same loan amount and tenure. Ask about the rate structure, processing and other charges, disbursement stages, repayment arrangements and conditions affecting changes or early repayment. Have the lender explain unfamiliar terms and keep the explanation with the offer.
Keep a document and payment tracker
Record which documents the lender has requested, who must provide them and which items are still pending. For a remote applicant, clarify acceptable submission and signing arrangements directly with the lender. Share identity, income and banking documents through the agreed private channel, rather than putting them into a public enquiry.
