A tenancy that works after moving day
Define the tenant and the use
A family home, shared accommodation and a business premises require different conversations. Explain the intended occupants, use, move-in date, furnishings and likely duration before arranging visits. Confirm building or owner restrictions early so a promising property does not fail at the agreement stage.
Inspect the ordinary details
Test water supply, locks, electrical points and the appliances included with the property. Photograph condition with the other party’s agreement and prepare an inventory of furniture, fittings and keys. Note existing damage and outstanding repairs, with responsibility and a completion date agreed in writing.
Understand the monthly commitment
Compare rent together with maintenance, utilities, parking and any other recurring payment. Clarify the deposit, refund process, notice, renewal, repair responsibilities and access for inspections in the proposed agreement. A low advertised rent can still produce a poor fit when the full arrangement is unclear.
Plan the exit at the beginning
